WHAT IS THE ECO-DISTRICT

MELROSE

The Quartier Melrose is a real eco-friendly neighborhood project in the heart of the Town of Rosemère.

Fully integrated into the current urban life, this eco-friendly neighborhood will take shape on the prestigious land of the former golf course of Rosemère, near the Rosemère and Sainte-Thérèse train stations and the major highways of Boulevard Labelle and Highway 640. What’s more, the neighborhood is within walking distance of a multitude of businesses and services including Place Rosemère, Val-Des-Ormes school, the community center, and more.

Preservation of wetlands

Respectful of the environment, the development of the site preserves the integrity of the wetlands and provides generous public green spaces.

The vast green spaces and protected ecological environments will coexist with the various types of housing. Everything will be harmoniously integrated through an extensive network of safe trails.

The Quartier Melrose is an inclusive and multigenerational project that combines multi-family rental and condominium buildings, semi-detached and townhouses, multiplexes, and seniors’ residences.

The guidelines that have governed the planning of the Quartier Melrose are those of eco-districts, but also to those of sustainable development. A sustainable development must, in an equitable manner, respond to three components: social, environmental, and economical.

Nature at
the forefront

With the objective of creating an extensive activity mobility network, the site will include the development of 8.6 kilometers of trails and linear parks. The latter will travel through the various residential blocks, linking the many green spaces together.

An important recreational component will be built on the territory. There will be multifunctional bicycle paths, cross-country skiing and snowshoeing trails, outdoor trails with exercise stations, interpretive trails, and more. These recreational and sports facilities will allow residents to benefit from an environment allowing the practice of diverse outdoor activities, in all seasons.

As with the Town of Rosemère tree canopy, the preservation of trees and the existing forest landscape has taken an important part of the project’s planning. A massive plantation of more than 2,300 trees will be carried out, which represents more than the double of current trees. Thus, the tree canopy will be enhanced and greatly improved compared to the current state of the old golf course.

Create the largest park in Rosemère

According to the proposed planning, the development of a 900,000 square foot central park in the heart of the Quartier Melrose will become the largest park in the Town of Rosemère. The addition of green space in the Quartier Melrose represents more than double the current size of the Town’s largest parks all combined together.

Preserving the natural environment

The project provides for the conservation of natural environments such as wetlands and wooded areas. Their interconnection will be possible thanks to a network of green corridors.

Encouraging active travel

The project also promotes the active travel of its residents through a structuring network made up of trails, linear parks, and multifunctional routes.

Curb urban sprawl

Quartier Melrose is perfectly in line with PMAD’s fundamental objective of curbing urban sprawl. To secure such an ambitious offer in terms of green spaces and to protect the natural environments located in the TOD area of the Rosemère train station, a minimum density of 40 housing units per hectare is required. This density is distributed throughout the site, especially along the major public transport corridors of the Labelle Boulevard and the future extended Bouthillier Boulevard. Moreover, the right-of-way of Highway 640 is being considered by the North Shore elected officials as a future site for an REM antenna.

Massive planting of over 2,300 trees

Like the town of Rosemère tree canopy, the trees preservation and the actual forest cover has taken on great importance in the project’s planning. Over 92% of the forest stand is conserved and the number of trees will be more than doubled on the site once redeveloped compared to the current state of the old golf course.

The creation of a truly inclusive community meeting the needs of the different population’s profiles: families, seniors, and young adults.
